Which Fulshear, TX Builders Require You to Register Your Agent on the First Visit?

TL;DR:
Six of the builders selling in Fulshear, TX publish a rule that your agent must be registered at your first visit, and most of them say the agent has to be there with you: Tri Pointe, Toll Brothers, Chesmar, Smith Douglas, Lennar and Empire. David Weekley and Highland Homes publish no first-visit rule. Perry Homes, Century, Drees, Del Webb, M/I Homes and K. Hovnanian publish no policy at all, so call before you walk in. The safe rule: do not visit any Fulshear model home alone until your agent is registered.
In Fulshear, TX, Tri Pointe, Toll Brothers, Chesmar, Smith Douglas, Lennar and Empire all publish policies that tie buyer-agent registration to your first visit. Smith Douglas and Lennar accept a virtual first visit. If you tour one of these models alone first, the builder can refuse to work with your agent.
Why Does the First Visit Matter So Much at a Fulshear Model Home?
The first time you sign a guest card or talk with a builder's sales counselor, the builder records you as its own lead. Most builders then treat any agent who shows up later as unnecessary, because the builder's own team "found" you. That record is hard to undo.
The builder's on-site sales counselor works for the builder. Their job is to sell the builder's home at the builder's price. Your own agent negotiates for you on price, incentives, lot premiums, upgrades and the contract terms in the builder's purchase agreement.
Texas added a second reason in 2026. According to the Texas REALTORS® explainer on SB 1968, effective January 1, 2026, an agent must have a written agreement with a buyer before showing a property. So the order now matters twice: sign with your agent, then visit the model together.
Which Fulshear Builders Publish a First-Visit Rule?
These rules come from each builder's own published broker page, checked October 5, 2026. Community names come from current NewHomeSource Fulshear listings. Builders change these policies, so confirm with the sales office before your visit.
Builder | Fulshear-area community | Published rule | Virtual first visit? |
Tri Pointe | Pecan Ridge | Agent must accompany and register you in person on the first visit; 60-day registration | No, in person only |
Toll Brothers | Pecan Ridge | Agent registers by accompanying you on the first visit to each community; 90-day protection | Not stated |
Chesmar | Jordan Ranch, Fulshear Lakes | Agent must accompany and register you on your first visit | Not stated |
Smith Douglas | Fulshear Lakes | Agent must be present and registered with you at the first visit | Yes, virtual or onsite |
Lennar | Cross Creek West, Jordan Ranch | Agent joins your first visit or registers at your initial contact; 60-day window | Yes |
Empire | Fulshear Lakes | Registration card must show you were accompanied by your agent on the first visit | Not stated |
Tri Pointe is the strictest. Its broker resources page says the agent "must be present and complete the registration in person," and that if you visit without your agent first, it can't offer a referral fee.
Toll Brothers says on its FAQ that registration happens by accompanying the client on the first visit to each Toll community. A registration at one community does not carry to another.
Smith Douglas states on its brokerages page that agents must be "present and registered with the home buyer at the first visit (virtual or onsite)."
Lennar's broker policy allows you to register your agent during your initial contact, in person or virtually.
In my experience the virtual visit option is the one I point buyers to most when their schedule and mine don't line up. A video call with the sales office counts as the first visit at Smith Douglas and Lennar, but not at Tri Pointe. The virtual tour also helps me understand what buyers like and do not like so that I can better assist them.
Which Fulshear Builders Don't Publish a First-Visit Rule?
David Weekley Homes (Jordan Ranch): its Houston agent page encourages agents and clients to visit and register, and calls for a Commission Protection Agreement at time of contract. It does not publish a first-visit requirement.
Highland Homes (Cross Creek West, Jordan Ranch): its REALTOR® page requires a signed buyer agreement and a REALTOR® addendum at time of contract. No first-visit rule is published.
No published rule does not mean no rule. The sales office may still apply one.
No public policy found: Perry Homes, Century Communities, Drees Custom Homes, Del Webb, M/I Homes and K. Hovnanian. For these builders, have your agent call the sales office and register you by name before you go.
How Do You Register Your Agent Before Touring Fulshear New Construction?
Sign your buyer agreement first. Texas requires it before your agent shows you a property.
Pick your builders and communities. Jordan Ranch, Fulshear Lakes, Cross Creek West and Pecan Ridge each host several builders.
Book the first visit together. Go in person with your agent, or set up a virtual first visit where the builder allows it.
Name your agent on the guest card. Write the agent's name and brokerage before you hand it back.
Track each registration window. Tri Pointe and Lennar register for 60 days, and Toll Brothers protects for 90. A lapse can mean re-registering.
Don't browse online with a builder chat or form until you're registered. An online lead form can count as your first contact.

Why This Matters
A first-visit rule is a builder policy, not a law. Builders write them so the sales team can see which buyers arrived with an agent. In Fulshear, where several builders share one master-planned community, a buyer can trigger a different rule at each model home on the same street. Six of the 14 Fulshear-area builders checked for this guide publish a first-visit rule, two publish none, and six publish no public policy. Your agent's registration is set community by community, builder by builder.
What Am I Seeing in the Fulshear, TX Market Right Now?
Most of the buyers I talk with in Fulshear have already walked through at least one model home before they call me. Usually that visit was a weekend drive-by that turned into a guest card. Model homes in Jordan Ranch, Fulshear Lakes and Cross Creek West sit close together, so it's easy to tour three builders in one afternoon and register yourself at all three without meaning to. I'd rather buyers make one phone call first and keep every option open, because a sales counselor can't negotiate against their own employer on your behalf.

Frequently Asked Questions
Can I add my agent after I've already visited a Fulshear model home?
It depends on the builder. Tri Pointe, Toll Brothers, Chesmar, Smith Douglas, Lennar and Empire tie registration to the first visit, so adding an agent afterward may not be accepted. Ask the sales office directly.
Does a virtual visit count as my first visit?
At Smith Douglas and Lennar, yes. Tri Pointe requires an in-person registration. Other builders don't say, so confirm before the call.
Does registering at one community cover other communities by the same builder?
Not always. Toll Brothers registers by community, so a visit to a second Toll community needs its own registration.
Do I pay more if I bring an agent to new construction?
Many builders publish a cooperating-broker fee for registered agents. Fees and terms vary by builder and community, so confirm the terms in writing before you sign.
Do I need a written agreement with my agent before touring a model home in Texas?
Yes. Since January 1, 2026, Texas law requires a written buyer agreement before an agent shows you a property.
