New construction homesites in a Katy, TX master-planned community, showing how lot premiums vary by homesite

Lot premiums in Cane Island and Elyson in Katy, TX are set by each builder, homesite by homesite, and added on top of the advertised base price. Get the builder's lot price sheet and compare the same builder's plan in both communities.

TL;DR:

In Katy, TX, lot premiums in Cane Island (Waller County) and Elyson (Harris County) are charged by the builder, not the master-planned community, so they change from builder to builder and lot to lot. Base prices assume a standard homesite; greenbelt, water-view, corner, cul-de-sac, and oversized homesites usually cost more. Structural options such as an added garage bay or extended patio must be chosen before construction starts. Niky Barker of The Barker Group at Keller Williams Signature recommends pricing one builder's plan in both Greater Houston communities before you choose.

Niky Barker, Team Leader of The Barker Group at Keller Williams Signature, works with buyers shopping new construction across Katy, TX and the Greater Houston Area. Cane Island sits inside the City of Katy in Waller County; Elyson is in Katy, TX in Harris County. This guide explains how lot premiums and structural options work in both master-planned communities, and how to compare them when builders don't publish their premium lists.

What Is a Lot Premium in Cane Island and Elyson, Katy, TX?

A lot premium is an extra charge a builder adds for a specific homesite that's more desirable than the standard lot its base price assumes. In Cane Island (City of Katy, Waller County) and Elyson (Katy, Harris County), both master-planned communities in the Greater Houston Area, each builder sets its own premiums homesite by homesite. Common triggers include a more desirable location, added space, added privacy, and better views, according to David Weekley Homes' guide to how lots affect pricing. Not every homesite carries one.

Who Is This Lot Premium Guide For in Katy, TX?

  • Buying a to-be-built home and choosing a homesite from a lot map

  • Comparing the same floor plan in two Katy master-planned communities

  • Moving up from a resale home into new construction

  • Weighing a quick move-in home against a build-from-scratch contract

  • Budgeting for structural changes before construction starts

What Makes One Homesite Cost More Than Another in Katy?

Position on the lot map drives most premiums, not the community name. The same builder can charge nothing for an interior lot and a premium for a homesite a few doors down.

  • Backing to a greenbelt, lake, or reserve with no rear neighbor

  • A corner or cul-de-sac position

  • Extra depth or width within the same collection

  • A view or orientation the builder treats as more desirable

Lot width works differently. Builders in both communities sell homesites in width-based collections, such as 45-, 50-, and 60-foot sections, and each collection has its own base price. A wider collection is a different starting price, not a premium. Compare premiums only within the same width.

What Are Structural Options, and When Do You Have to Choose Them?

Structural options change the home's footprint or framing, so they have to be locked in before construction begins. Examples include a third garage bay, an extended or covered patio, a bedroom in place of a flex room, and added windows or sliding doors. Wellington Home Team's new construction pricing breakdown notes that these choices usually must be made before construction starts and can affect appraisal and resale value more than cosmetic finishes.

Option menus belong to the floor plan, so the same plan usually carries the same structural choices in either community. What changes is whether an option fits the homesite. An extended patio may not fit a shallow lot, and a side-load garage may not work on an interior homesite.

What Should You Ask Before Choosing a Homesite in Cane Island or Elyson?

Ask for the lot price sheet and the structural option price list in writing before you pick a plan.

  • What is the premium on this specific homesite, and will it appear as its own contract line?

  • Which homesites in this section carry no premium?

  • Which structural options fit this homesite, and which does its size or shape rule out?

  • Is the current incentive applied before or after the premium?

  • Which HOA governs this section, and which MUD serves it?

Working with a new construction buyer's agent in Katy means those questions get asked, and the answers get compared across both communities, before you sign anything.

In my. personal exoerience while hlping buyers build their home, I personally tour the lots with my buyers and help negotiate the lot premiums and design center allowance.

Building a home it is one of the most important milestone in a person lifetime, I want to make sure that the buyers get exactly what they want at a price and nomnthly payment that they are comfortable with.

How Does Cane Island Compare to Elyson for New-Build Buyers?

The two communities differ more on county, tax structure, and access than on how premiums work.

  • County and city: Cane Island is the first master-planned community inside the City of Katy and sits in Waller County, according to Cane Island's builder page. Elyson is in Harris County.

  • Tax rate: HAR listings in Cane Island sections show a 2025 total rate of about 3.04 per $100. Elyson varies by MUD and school district; a 2023 HAR tax table for an Elyson section in Harris County MUD 457 showed 3.11 per $100. Some Elyson addresses in ZIP 77449 fall inside Cypress-Fairbanks ISD's taxing boundaries rather than Katy ISD's. Check the exact address.

  • Access: Cane Island is reached from the Cane Island Parkway exit off I-10, west of the Grand Parkway. Elyson sits near the Grand Parkway, off FM 529.

  • Builders in both: Perry Homes and Chesmar Homes market homes in Elyson and in sections branded Lakes of Cane Island, and Perry's 3656W plan is marketed in both.

One caution: Lakes of Cane Island is marketed alongside Cane Island, but its amenity center permit lists a Clay Road address, and at least one listing there shows Harris County rather than Waller County. Before you compare a Lakes of Cane Island homesite with Cane Island or Elyson, confirm with the builder which HOA, MUD, and county apply to that section.

Why Does This Matter for New-Build Buyers in Katy, TX?

A lot premium isn't a one-time fee. It becomes part of the price you finance and part of the value the county appraises. At a total tax rate near 3 per $100, every $10,000 of premium adds roughly $300 a year in property tax before exemptions, plus interest on the financed amount. In both Cane Island and Elyson, a premium homesite costs you every year you own it, so it should buy something you'll use, like a deeper backyard or no rear neighbor.

Looking ahead, builders tend to protect their published lot pricing more than their incentives. When builders are offering rate buydowns or closing-cost help, the room to negotiate is usually in the incentive, not the lot. Buyers who price the homesite and the incentive separately will see the real cost of each choice.

What Am I Seeing in the Katy, TX New Construction Market Right Now?

When I pulled this month's builder listings for Cane Island and Elyson, the same two builder names showed up on both sides, and one Perry plan is marketed in both communities. That's the comparison I'd start with if you're torn between them: the same plan, priced on comparable homesites, with the premium and structural options on separate lines. What I can't give you here is a premium number for either community. Builders don't publish them, and a figure I can't verify won't help you write an offer. The lot price sheet at the sales office is the only source I'd trust.

What Do Buyers Most Want to Know About Lot Premiums in Katy, TX?

What is a lot premium in Katy, TX new construction?

A lot premium is the extra amount a builder charges for a homesite that's more desirable than the standard lot its base price assumes. In Katy, TX master-planned communities such as Cane Island and Elyson, the builder, not the community, sets the premium lot by lot. Greenbelt, water-view, corner, cul-de-sac, and oversized homesites are the usual triggers. Interior lots often carry no premium at all.

What is it like choosing a homesite in Cane Island or Elyson?

You choose from the builder's lot map at its sales office, section by section. Each section is usually one lot width, so you're comparing position, not size class. In Cane Island, in the City of Katy and Waller County, and in Elyson, in Harris County, both part of the Greater Houston Area in Texas, expect to walk the available lots and ask which ones carry a premium before you pick a plan.

How do lot premiums compare between Cane Island and Elyson?

Neither community publishes one premium schedule, because each builder sets its own. The fairest comparison is one builder's plan priced on comparable homesites in both communities. Perry Homes and Chesmar Homes currently market homes in Elyson and in sections branded Lakes of Cane Island, so ask either builder for both lot price sheets. Confirm which HOA and MUD serve any Lakes of Cane Island homesite first.

Are lot premiums negotiable on a Katy, TX new build?

Sometimes, but less often than incentives. Builders guard their published lot pricing because each closed sale becomes a comparable for the next one. Your room to negotiate is usually in rate buydowns, closing-cost credits, or design-center allowances. Ask for the premium as a separate contract line so you can see what you're paying for the homesite versus the house, then weigh incentives against it.

Why does a lot premium affect your monthly payment in Katy, TX?

A premium is added to the price you finance and to the value the county appraises. In Katy communities where total tax rates run near 3 per $100 of value, each $10,000 of premium adds about $300 a year in property tax before exemptions, plus mortgage interest on that $10,000. A premium homesite should earn its cost through space or privacy you'll use every day.

When do you have to choose structural options on a Katy new build?

Structural options must be chosen before construction starts, because they change the slab, framing, or roofline. That includes added garage bays, extended patios, and converting a flex room into a bedroom. Once the slab is poured, most builders won't add them. Decide early, get each option priced in writing, and confirm it fits the specific homesite you picked.
