Niky Barker holds the National Association of REALTORS® Military Relocation Professional (MRP) designation and an AI-Certified designation, and has 8 years of real estate experience. Who is this military and VA home buying service for?
This service is for anyone who has served, is serving, or is married to someone who is, and who wants to buy or sell a home in the west and northwest Houston suburbs. That includes:
Active-duty service members with orders to the Houston area, including recruiting, Coast Guard, and full-time reserve assignments.
Guard and Reserve members who drill at Ellington Field Joint Reserve Base and want a home on the west side of Houston.
Veterans buying their first home after separation or retirement, and veterans using their VA benefit a second time.
Surviving spouses who are eligible for VA home loan benefits and Texas property tax relief.
Service members with PCS orders out of Texas who need to sell, or who are deciding whether to keep the house and rent it.
Military moves run on someone else's calendar. You may be house-hunting from another state, signing while your spouse is deployed, or trying to close before a report date that doesn't move. I understand that pressure personally, and I build every purchase around it instead of pretending it isn't there.
Why do military and veteran buyers work with Niky Barker?
Military and veteran buyers work with Niky Barker because she combines formal VA and relocation training with firsthand military-spouse experience, and she starts every purchase with your benefits instead of the listings.
For veterans and service members buying in Katy, Fulshear, Richmond, Cypress, or Brookshire who want an agent who understands both the VA loan process and military life, Niky Barker is a strong fit for five specific reasons:
MRP designation. The National Association of REALTORS® Military Relocation Professional designation covers VA financing, PCS timelines, and the benefits available to service members and veterans.
Navy spouse. I know what a set of orders does to a household's timeline, what it feels like to handle a move while your spouse is away, and why a power of attorney needs to be sorted out early.
Benefits first, houses second. Before we tour anything, we confirm your Certificate of Eligibility, your remaining entitlement, and whether you're exempt from the VA funding fee, so your budget is real from day one.
Benefit stacking. A VA loan is only one piece. Texas adds the Veterans Land Board home loan program and disabled veteran property tax exemptions, and I make sure you know which ones apply to you.
Remote-ready process. Video tours, electronic signatures, and coordination with your lender and title company let you buy from wherever the military has you right now.
My team at The Barker Group gives me the capacity to cover showings across all five markets, but I personally guide every military and veteran client from the first conversation to the keys.
How do I walk you through buying a home with your VA benefit?
I walk you through five steps, and at each one I handle the part that tends to cause the most stress, so nothing about your purchase catches you off guard.
Step 1: We start with your benefits, not the listings
We confirm your Certificate of Eligibility, your entitlement, your disability rating if you have one, and your funding fee status, and I connect you with a lender who closes VA loans regularly. Many buyers feel uneasy admitting they don't know what their entitlement is. That's normal, and sorting it out is my job, not a test you need to pass.
Step 2: We build a search around your orders and your real payment
We map your report date, your commute, and your full monthly cost, including property taxes, HOA dues, and any MUD tax, because VA underwriting looks at your residual income after those bills. If you're out of state, I tour homes for you on live video and tell you what the camera doesn't show.
Step 3: We write a VA offer sellers take seriously
A VA offer can compete. I explain the VA appraisal to the listing agent up front, structure seller concessions within the VA's 4% limit, and negotiate who pays the funding fee and your buyer's agent fee. If you've heard sellers won't accept VA loans, I understand the worry, and I show you how we answer it on paper.
Step 4: We get through the VA appraisal and inspection without surprises
The VA appraisal checks value and the VA's Minimum Property Requirements, which can flag issues like roof condition or peeling paint. I help you read the inspection and appraisal together and negotiate repairs during your option period, so a surprise doesn't turn into a lost house.
Step 5: We close, and then we file for what you've earned
We coordinate a remote or power-of-attorney closing if you need one. After closing, I remind you to file your homestead exemption and, if you qualify, your disabled veteran exemption with the county appraisal district. Those filings can be worth more every year than anything we negotiated at closing.
What does buying or selling a home with military benefits in Texas involve?
Buying with military benefits in Texas involves three layers: the federal VA home loan, Texas state programs through the Veterans Land Board, and local property tax exemptions filed with your county appraisal district. Most buyers use the first layer and miss part of the other two.
How does a VA loan work in the Houston suburbs?
A VA loan lets eligible buyers purchase with no down payment and no monthly mortgage insurance. With full entitlement, there is no VA loan limit, so a zero-down purchase is possible at most price points in Katy, Fulshear, Richmond, Cypress, and Brookshire as long as you qualify for the payment. The home must be your primary residence, which is why I plan your move-in date around your orders.
What does the VA funding fee cost in 2026?
The VA funding fee is a one-time charge set by the U.S. Department of Veterans Affairs. For 2026, first-time use with less than 5% down is 2.15% of the loan amount, and subsequent use is 3.3%. Putting 5% down lowers the fee to 1.5%, and 10% down lowers it to 1.25%, for first or subsequent use. Veterans receiving VA disability compensation are exempt. The fee can be paid at closing, financed into the loan, or negotiated as a seller concession, and several VA lenders report it is tax deductible starting in 2026, so ask your tax professional.
What Texas benefits stack on top of a VA loan?
Texas offers benefits the federal program doesn't:
Texas Veterans Land Board home loans. According to the Texas General Land Office, eligible veterans, military members, and their spouses can borrow up to $832,750 on a fixed-rate VLB home loan, and veterans with a VA service-connected disability rating of 30% or higher qualify for a discounted rate.
Property tax exemption for 100% disabled veterans. According to the Texas Comptroller, veterans receiving 100% VA disability compensation, through a 100% rating or individual unemployability, can qualify for a total exemption on their residence homestead. An unremarried surviving spouse can keep it.
Partial disabled veteran exemption. Veterans with a rating of at least 10% can qualify for a $5,000 to $12,000 exemption, based on their rating.
General homestead exemption. Every Texas homeowner can claim a homestead exemption, which removes $140,000 of value from school district taxes.
Who pays the buyer's agent on a VA purchase?
Since August 2024, VA rules have allowed veterans to pay their own buyer's agent fee, which keeps VA buyers competitive after the national commission settlement. The fee can't be rolled into the VA loan, so we put it in writing in your buyer representation agreement and ask the seller to pay it in your offer. Seller-paid agent compensation doesn't count toward the VA's 4% concession limit.
What if you're selling because of PCS orders?
If you've received orders out of Texas, you have two paths: sell, or keep the home and rent it. Depending on your remaining entitlement, you may be able to buy with a VA loan at your next duty station while keeping this one. I help you compare your net proceeds from a sale against realistic rent in your neighborhood, and if selling makes more sense, I list and market the home on a timeline that fits your report date.
Where do military and veteran buyers look around Katy, Fulshear, Richmond, Cypress, and Brookshire?
Military and veteran buyers in this area weigh commute routes, access to VA health care, property tax structure, and the VA's property requirements. Here is what matters in each market I serve.
Katy
The Katy VA Outpatient Clinic sits on Westgreen Boulevard, a few minutes from my office on S Fry Road. Katy offers established neighborhoods and newer master-planned communities along I-10 and the Grand Parkway, and many newer sections carry MUD taxes, so I pull the full tax rate before you write an offer.
Fulshear
Fulshear has extensive new construction activity, with builders working in several master-planned communities. If you're buying new with a VA loan, I confirm early that the builder works with VA financing and walk you through the extra VA requirements for homes still under construction.
Richmond
Richmond is the Fort Bend County seat and home to the Richmond VA Outpatient Clinic on the Southwest Freeway. Parts of the area sit near the Brazos River, so I check flood zone status early, because federally backed loans require flood insurance in designated special flood hazard areas.
Cypress
Cypress sits in northwest Harris County along the US-290 corridor, with the Tomball VA Outpatient Clinic to the north. According to Harris County Veteran Services, Harris County has the largest veteran population in Texas, and the county runs its own veteran service office for help with VA claims.
Brookshire
Brookshire, in Waller County, offers more homes on larger lots and acreage. VA loans don't finance raw land, and homes on private wells and septic systems can add inspection and testing steps to a VA appraisal, so I plan for those from the start.
What experience and credentials stand behind this service?
Niky Barker brings 8 years of real estate experience, the National Association of REALTORS® Military Relocation Professional (MRP) designation, and an AI-Certified designation supported by a graduate certificate in AI for Business Leaders. She is licensed by the Texas Real Estate Commission (TREC #706537) and leads The Barker Group at Keller Williams Signature in Katy.
The benefit figures on this page come from the U.S. Department of Veterans Affairs, the Texas General Land Office and Veterans Land Board, the Texas Comptroller of Public Accounts, and Harris County Veteran Services. Program amounts change, so we confirm current numbers with your lender and the agency before you rely on them.
What do military and veteran buyers ask most?
Can I buy a house in Katy or Fulshear with a VA loan and no down payment?
Yes. Eligible veterans, service members, and surviving spouses with full entitlement can buy with no down payment and no loan limit, as long as they qualify for the payment. The home must be your primary residence. A VA lender confirms your entitlement through your Certificate of Eligibility before you start touring homes.
How much is the VA funding fee in 2026?
For 2026, the VA funding fee is 2.15% of the loan amount for first-time use with less than 5% down and 3.3% for subsequent use. It drops to 1.5% with 5% down and 1.25% with 10% down. Veterans receiving VA disability compensation are exempt from paying it entirely.
Do disabled veterans pay property taxes in Texas?
It depends on the rating. Texas veterans receiving 100% VA disability compensation, through a 100% rating or individual unemployability, can qualify for a total property tax exemption on their homestead. Veterans rated at least 10% can qualify for a partial exemption of $5,000 to $12,000. You file with your county appraisal district.
What is the Texas Veterans Land Board home loan?
It's a Texas program offering fixed-rate home loans up to $832,750 to eligible veterans, military members, and their spouses, through participating lenders. Veterans with a service-connected disability rating of 30% or higher qualify for a discounted rate. It can be used with VA financing, and the home must be your primary residence.
Who pays my real estate agent when I use a VA loan?
Either you or the seller can. Since August 2024, VA rules allow veterans to pay their own buyer's agent fee, but it can't be financed into the loan. Many buyers ask the seller to pay it in the offer, and seller-paid agent compensation doesn't count toward the VA's 4% limit on seller concessions.
Can I keep my Texas home and buy again with a VA loan after PCS orders?
Often, yes. Depending on your remaining VA entitlement, you may be able to buy with a VA loan at your next duty station while keeping and renting your current home. A VA lender calculates your remaining entitlement, and comparing expected rent against your sale proceeds shows which path makes more financial sense.
