Katy Real Estate Market Snapshot

As we step into 2026, the Katy real estate market is showing encouraging signs of stability and opportunity. Here's what the data tells us about where we've been and where we're headed.

2025 in Review: A Year of Adjustment

Sales Volume & Activity

Total Closed Sales Volume: $2.63 billion (up 2% from 2024)

Number of Homes Sold: 6,400 homes (up 7% from 2024)

Median Sale Price: $342,500 (down from $371,000 in 2024)

The Katy market showed resilience in 2025, with more homes changing hands even as prices moderated from 2024 highs. This created opportunities for buyers while sellers adjusted to a more balanced market.

Inventory Levels

New Listings: 12,922 homes listed (up 31% from 2024)

Months of Inventory: Averaged 3.85 months (up from 2.95 in 2024)

Current Inventory (Jan 2026): 17.2 months (note: early-year data, expected to normalize)

The significant increase in inventory throughout 2025 shifted the market toward better balance, giving buyers more options and negotiating power. The January spike reflects seasonal slowdown typical at year-start.

Market Speed

Average Days on Market: 40 days (down from 45 days in 2024)

Sale-to-List Price Ratio: 95.2% (homes selling close to asking price)

Despite increased inventory, well-priced homes continued to move relatively quickly, demonstrating sustained demand in the Katy area.

What's Driving the 2026 Market

💰 Interest Rates Are Falling

Great news for buyers! Mortgage interest rates have dropped significantly from their 2024 peaks. As of January 2026, 30-year fixed rates are averaging 5.87%, down from over 7% this time last year. The Federal Reserve's rate cuts in late 2025 have made homeownership more affordable, and further modest decreases are anticipated throughout 2026.

📊 Job Market Remains Steady

The December 2025 jobs report showed the U.S. economy added 50,000 jobs with unemployment at a healthy 4.4%. While hiring has been modest, job security remains strong with low layoff rates. The market is in a "low-hire, low-fire" equilibrium, which supports housing demand as employed workers feel confident about making major purchases like homes.

2026 Market Outlook

Looking ahead, the Katy market is positioned for a more active 2026:

What to Expect This Year

For Buyers: Lower interest rates combined with more inventory options create favorable conditions. Those who were priced out in 2023-2024 may find their purchasing power significantly improved.

For Sellers: The spring market (traditionally March-June) should see increased activity as buyers take advantage of better rates. Proper pricing will be crucial as buyers have more options to choose from.

For the Market: Expect a return to more normal seasonal patterns, with spring and fall being the most active periods. The combination of improving affordability and Katy's continued growth should support steady transaction volumes.

The Katy area continues to be one of the most desirable places to live in the Greater Houston region, with excellent schools, new developments, and strong community amenities driving long-term demand.

Expert Market Insights

Why Now May Be the Right Time to Act

Whether you're a first-time homebuyer, looking to upgrade, or considering selling, understanding the current market dynamics can help you make informed decisions. Here's what's happening and why it matters:

The Affordability Window

With interest rates down more than a full percentage point from their 2024 highs, monthly payments have become significantly more manageable. On a $350,000 home, the difference between a 7% and 5.87% rate saves roughly $280 per month—that's $3,360 per year or over $100,000 over the life of a 30-year loan.

Inventory vs. Demand Balance

While inventory increased substantially in 2025, this represents a normalization rather than oversupply. The market is shifting from the intense seller's market of 2021-2023 to a more balanced environment where both buyers and sellers can achieve their goals with proper strategy and pricing.

Neighborhood Trends Worth Watching

Several Katy-area communities are seeing particularly strong interest:

Established Communities (Cinco Ranch, Grand Lakes)

Mature neighborhoods with established schools and amenities continue attracting move-up buyers and empty-nesters seeking maintenance-free living.

New Developments (Cane Island, Jordan Ranch, Grange)

Master-planned communities offering modern amenities, resort-style pools, and new construction appeal to growing families and relocating buyers.

Value Areas (Ventana Lakes, Firethorne, Katy Proper)

These communities offer excellent value propositions with strong schools and convenient access to major employment centers, attracting first-time buyers and investors.

Strategic Advice for 2026

If You're Buying: Take advantage of lower rates and increased inventory to find your ideal home. Get pre-approved now to lock in current rates, and be prepared to move quickly on the right property as competition may increase as more buyers enter the market.

If You're Selling: Price competitively from the start. Well-priced homes are still moving in under 40 days. Consider listing in late winter/early spring to capture buyers motivated by improved affordability and tax refunds.

If You're Watching: Stay informed about market conditions and interest rate trends. The opportunity window may narrow as rates stabilize and more buyers return to the market.
